Loan Advisor – Mortgage – Employment History – Qualifying for a mortgage in virtually all cases requires provable income which of course is required, but many potential home buyers run into confusion about job income, time on the job requirements and overall job history needed for a home loan from a Mortgage Pro Loan Officer! Most home loans will require a 2-year job history. It does not have to be on the same job. Often, people change jobs to earn more money which is great! Often a new job with more income can be the difference between buying a home or not even qualifying. A 2-year job history can also be waived with a recent college degree. The college degree can be used in most cases in lieu of the 2 years experience. Even a certificate course for a trade school can work. I have closed loans where the borrower became a registered nurse. They obviously went to school to qualify and become an RN, so the schooling worked and we closed with only 1 paycheck stub! Many people also get a 2nd job to supplement income, but a 2-year history of working 2 jobs is required to use both incomes, Also, the toughest thing that people do to themselves income and qualification wise is to go from being an employee to self-employed. This would create a 2-year delay as a self-employed borrower must be self-employed for a minimum of 2 years and the usable income is the NET after all writeoffs are done. Many people try to avoid taxes so much that they lower their income to pay fewer taxes then cannot qualify for a home loan at all. When told that they must pay a higher rate because they don’t qualify with their income taxes, they go to a bank statement program, which will raise the interest rate and the Down Payment. So through the qualification process, it’s best to not become self-employed. For a self-employed person that suddenly goes and gets a job, we can use most income. Example: We can obviously use salary or hourly up to 40 hours a week if the paystubs prove a 40-hour workweek. But… we can not use commissions right off the bat as we have no history to work with. We can not use Overtime in the beginning as again, we do not have a history to use. For the vast majority who have a job, we can, however, use their income.
